ANNOUNCEMENT: Official Sales Opening of Project No. 2 - The Sao Mai Lam Son - Sao Vang New Urban Area in Sao Vang, Thanh Hoa.

First and foremost, Sao Mai Group would like to extend our sincere gratitude to our esteemed partners and customers. Your invaluable support and partnership over the years have been instrumental in Sao Mai Group's success today.

Sao Mai Group is a multi-disciplinary conglomerate with numerous major projects across the country. Among these is Project No. 2 - The Sao Mai Lam Son - Sao Vang New Urban Area, located in Xuan Thang Commune, Tho Xuan District, Thanh Hoa Province (now Sao Vang Commune, Thanh Hoa Province).

The project's planning was approved by the Thanh Hoa Provincial People's Committee under Decision No. 3507/QD-UBND dated August 25, 2020. Sao Mai Group was appointed as the project developer under Official Letter No. 1734/UBND-CN dated February 4, 2021; the land for project implementation was allocated under Decision No. 2300/QD-UBND dated July 2, 2021; and the Construction Permit No. 2658/UBND-GPXD was issued on October 13, 2021.

Currently, the project's technical infrastructure is nearing completion, and Sao Mai Group is finalizing the remaining legal procedures in preparation for its official launch. However, as of this date, Sao Mai Group has not officially opened this project for sale nor are we accepting any deposits.

Given the significant investor interest in the real estate market in many provinces, including Thanh Hoa, some areas have experienced speculative "project land fever." Taking advantage of this complex market situation, certain unauthorized individuals and entities have begun advertising sales for the Sao Mai Lam Son - Sao Vang New Urban Area. Sao Mai Group hereby affirms that these activities are not authorized by the Group.

Recognizing that this false information could negatively affect Sao Mai Group's reputation and harm the interests of our customers, we officially announce the following: Sao Mai Group will only commence sales after all legal procedures are fully completed and all conditions for a sales launch, as stipulated by law, are met. An official announcement will be issued to our customers at that time. Sao Mai Group shall not bear any liability for any transactions that may occur before the official sales launch.
